The study aims to investigate the management measures and methods for the conservation of the characteristics of Greenwich Village, a representative historic district in the city of skyscrapers, New York, and draws suggestions for Korea. For Greenwich Village full of the quaintness and historic atmosphere, the preservation has been the ethos of the area traditionally. To conserve the characteristics, it has two management measures: historic district and zoning. First, through designating the historic district, it requires design review to conserve the buildings of various era and style and to promote the harmony. The subject of design review can be divided into total remodeling, partial extension, alteration and installation of architectural elements, and alteration of storefronts, which all focused on whether it effects the streetscape and local characteristics. Second, through utilizing zoning system, it controls the height and scale of buildings to conserve the unique urban fabric and the human scale. It also rezoned to confront continuous development pressure, and the contents are contextual zoning, change of the zoning type, and down zoning, which all contribute to conserve the Greenwich Village as mid-density residential district. Finally, it drew the suggestions for each of the management measures and methods.
